Situated in Hell's Kitchen and just a short walk to Train & Restaurants while going home to a quiet street, you can definitely enjoy that NYC vibe during your stay!
Amenities include heating and air conditioning, fresh bed linens and bathroom towels, high-speed WiFi internet, and a 2 large smart TV with Netflix!
You will have access to a private backyard where you can relax with a drink or just get some sun.
This apartment features two queen good-sized bedrooms, two full bathrooms with a vent and a small heater, a living area with a queen-size sofa bed, and a fully equipped kitchen with a microwave, coffee-maker, toaster, and fridge.
Cleaning of visibly dirty surfaces followed by disinfection is a best practice measure for the prevention of viral respiratory illnesses in households and community settings according to the CDC. Every surface at our home is being disinfected with products that meet the US Environmental Protection Agency (EPA) criteria after each post-stay clean.
Please make use of the extra hand hygiene and sanitizing amenities we have included for you. Towels and linens have always been professionally heated and laundered to ensure high-quality clean and safety standards.

There is usually FREE coffee, tea, sugar, etc in the cabinets, so help yourself. There is a fridge, small stovetops, & a toaster oven. There is also a dining table and chairs to enjoy your meals! You will have everything you need to make a nice meal.

I'm located near 46th Street and 9th Avenue. I'm about 3 blocks (~5-minute walk) to Times Square or the nearest train station in Times Square on 42nd Street
PARKING
There is limited free street parking on a first come first serve basis, but a lot of paid parking is available. The only FREE parking is street parking and depending on the time of day, street parking may be hard to find. Please note if you do park on the street you will have to follow street sweeping rules (which will be posted).

OUTDOOR SPACE/COURTYARD
Step out to the courtyard with a table and benches anytime you need a change of scenery from all the work. (huge selling point during COVID); A bounty of plants and flowers makes this garden a true haven of tranquility. And what is more, the yard is reserved for the private use of the building's tenants.
SECURITY & SAFETY FEATURES
The home is equipped with security cameras located on the exterior of the property. There are NO cameras inside the apartment. There are smoke alarms and fire extinguishers.

• PETS: Pets (dogs/cats) are allowed for an extra pet fee of $100/pet with a combined pet weight limit of 30lbs and up to 2 pets only. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property.
• CHECK-IN: Check-in time is after 3 PM. Early check-in requests are subject to availability and cannot be guaranteed. If we're able to accommodate an early check-in, there's an early check-in fee of $50 starting at 10 AM. Please check the availability of early check-in prior to booking.
• CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.
• SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300.
• NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.
• DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Please advise us of any damage or loss immediately upon discovery.
• UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.
• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.
• LOST AND FOUND: Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. • DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Please advise us of any damage or loss immediately upon discovery.
• UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.
• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.
• LOST AND FOUND: Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out. We do not allow any mail deliveries or packages during your stay.
• ADDITIONAL NOTE •
- You will be receiving a separate email to complete the pre-check-in form prior to arrival where you will be required to upload documents for verification such as a photo of your government-issued ID and credit/debit card used for payment.

⚠️DISCLAIMER: Please be advised that it's very normal/common to see mice/rats in New York City. Due to the continuing increase of the mice/rats problem in New York City, (although rare to see one inside our apartment) we've also increased our efforts to help control them coming inside.
Do note, we have a bi-weekly exterminator visit the apartment, which means this could happen during your stay. We will ALWAYS notify you in advance to let you know prior to entering the unit and NO ONE will ever enter without your approval. (an exception is if there is a fire or life-threatening issue in the building).
