A country feel with modern amenities! Our home features a rustic feel with wood floors, posts, and rough furniture. This home will truly give you that countryside feels. You may pitch a tent on the lawn and stargaze in the clear sky. Listen to the sound of nature as the silence of your surroundings soothe your ears. There is a beautiful outdoor setting with a picnic table and outdoor furniture surrounding the fire pit. An adorable and cozy getaway central to all that the Catskills have to offer. Originally designed as a farm structure, the house has been thoughtfully renovated and artistically designed to make for the perfect upstate retreat. In addition, ACs were already installed.

The home has three bedrooms which sleep 6 guests.

BATHROOM
The home has a half bathroom and a full bathroom. Bathrooms are supplied with bath essentials (shampoo, body wash), towels, toilet paper, and a hairdryer.

KITCHEN & DINING 
The home features a modern kitchen that is perfect to enjoy the many local ingredients/produce from nearby farms and markets. It is fully stocked and equipped with stainless steel appliances, a dishwasher, a coffee maker and grinder, a microwave, an electric kettle, pots and pans, a toaster, and utensils. The main dining area features exposed stone walls, beams, and other original details.

The living space features a comfy couch, a 2-seater loveseat, and a TV with streaming apps available.

The property is located in a secluded and quiet corner of the Catskills, yet is central to the best hiking, restaurants, and towns that upstate has to offer. And, it's just over 1.5 hours from the George Washington Bridge.

PARKING
There are two designated outdoor parking spots available. 

OUTDOOR 
The home has an open outdoor space with a picnic table, grill, chairs, a fire pit, and an outdoor shower! A nature lover's home!

SECURITY & SAFETY FEATURES
The home is equipped with security cameras located on the exterior of the property. There are NO cameras inside the home. There are smoke alarms, fire extinguishers, and a first aid kit available. 

OTHER AMENITIES
The home comes with high-speed internet access, a hairdryer, a washer and dryer, a fire pit, board games, an iron, and Smart TVs for your streaming apps (Please use your own log-ins for Netflix, Hulu, etc.).

 HOUSE RULES
• PETS: We are a pet-friendly property. There is a maximum of two pets only and a non-refundable pet fee of $100 per pet. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property. 

• CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we're able to accommodate an early check-in, there's an early check-in fee of $50 starting at 10AM. Please check the availability of early check-in prior to booking.

• CHECK-OUT: Check-out time is before 11AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.

• SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300. 

• NOISE: Please observe quiet hours after 9:00 PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.

• DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Please advise us of any damage or loss immediately upon discovery.

• UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.

• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes. Photoshoots, film shooting, and music videos are prohibited.

• LOST AND FOUND: Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out. We do not allow any mail deliveries or packages during your stay.

• ADDITIONAL NOTE 
- You will be receiving a separate email to complete the pre-check-in form prior to arrival where you will be required to upload documents for verification.

⚠️DISCLAIMER: Accord is an active area - please be reminded that there are wild animals like deer etc., and the presence of ticks. Hunting is strictly prohibited. There is a firepit however, firewood would have to be purchased separately by the guest. In addition, due to the Summer season, we will have a landscaper scheduled to come over to the property weekly. Please expect a visit during your stay. Though they are only going to access the lawn or the outside area of the property.
