Located in Oak Bluffs, the newly renovated 2 bedrooms and 1 bathroom has a cozy, modern charm that will make you feel at home in the Vineyard. From the kitchen or living room and along the surrounding patio areas, you can take in the panoramic views of Brush Pond, the Lagoon, and the Drawbridge and indulge in its picturesque sunsets.
IMPORTANT NOTE ON GETTING TO / FROM MARTHA’S VINEYARD: Please ensure that you are familiar with the required travel to and from Martha’s Vineyard. Please check the ferry transportation schedule, and if possible, book your tickets in advance for the boat transportation options that meet your needs. I and my team will not be responsible for any issues that arise with booked and confirmed reservations as a result of boat travel mishaps (e.g. missed and/or sold-out ferry reservations).

HOUSE RULES
• PETS: We are not a pet-friendly property. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property.
• CHECK-IN: Check-in time is after 4 PM. Early check-in requests are subject to availability and cannot be guaranteed. If we're able to accommodate an early check-in, there's an early check-in fee of $50 starting at 10 AM. Please check the availability of early check-in prior to booking.
• CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.
• SMOKING: We do not allow smoking inside the property or in outdoor spaces including the deck and picnic area. There is a smoking fine of $300 if there is evidence of smoking inside the property.
• NOISE: Please observe quiet hours after 9 PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.
• DAMAGES & LOSS: I would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss in the property which will be deducted from your security deposit. Please advise me of any damage or loss immediately upon discovery. Guests are responsible for covering the cost to replace lost keys, key cards, fobs, or parking passes. There will be a $200 charge for lost keys. Lock replacement is mandatory for the safety of future guests.
• UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.
• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes. Photoshoots, film shooting, and music videos are prohibited.
• INTERNET
There will be a $300 fine for each guest using our internet to improperly copy/torrent copyrighted content. Our internet provider suspends the connection for such activities.
• UNAUTHORIZED GUESTS
Any guest that is not on the reservation, whether overnight or temporary visitors, is strictly prohibited and is considered an Unauthorized Guest. No guests other than those on the reservation are allowed on the property, including in the unit and common areas.
Having Unauthorized Guests is a breach of the contract, even if the total number of guests is below the maximum occupancy. All guests are the sole responsibility of the renter. Events, parties, and gatherings of any kind are strictly prohibited. This will result from immediate eviction without a refund.
• BINDING AGREEMENT
Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses. Upon any infraction of rules, Elevate Properties may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposits.
• LOST AND FOUND
Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out. We do not allow any mail deliveries or packages during your stay.

• CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.
• SMOKING: We do not allow smoking inside the property or in outdoor spaces including the deck and picnic area. There is a smoking fine of $300 if there is evidence of smoking inside the property.
• NOISE: Please observe quiet hours after 9 PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.
• DAMAGES & LOSS: I would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss in the property which will be deducted from your security deposit. Please advise me of any damage or loss immediately upon discovery. Guests are responsible for covering the cost to replace lost keys, key cards, fobs, or parking passes. There will be a $200 charge for lost keys. Lock replacement is mandatory for the safety of future guests.
• UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.
• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes. Photoshoots, film shooting, and music videos are prohibited.
• INTERNET
There will be a $300 fine for each guest using our internet to improperly copy/torrent copyrighted content. Our internet provider suspends the connection for such activities.
• UNAUTHORIZED GUESTS
Any guest that is not on the reservation, whether overnight or temporary visitors, is strictly prohibited and is considered an Unauthorized Guest. No guests other than those on the reservation are allowed on the property, including in the unit and common areas.
Having Unauthorized Guests is a breach of the contract, even if the total number of guests is below the maximum occupancy. All guests are the sole responsibility of the renter. Events, parties, and gatherings of any kind are strictly prohibited. This will result from immediate eviction without a refund.
• BINDING AGREEMENT
Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses. Upon any infraction of rules, Elevate Properties may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposits.
• LOST AND FOUND
Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out. We do not allow any mail deliveries or packages during your stay.
